Just to give you all an idea of what the area is like:

Map of area

A - The Flats

B - Lan Gaming Arena (with drinks licence)

C - Hotel / Bar

D - Takeaway (Kebabs, burgers, pizzas etc)

This is all either very good or very bad, time will tell which :-p
